Areas I serve
Bucks County, Montgomery County & the Philadelphia suburbs
Each town here works differently — different housing stock, different buyers, different pricing logic. These pages cover what that means when you are the one buying or selling.
Bucks County
Doylestown
Doylestown Borough & Doylestown Township
Doylestown is the county seat of Bucks County, and it behaves like two markets sharing one name. The borough is walkable and dense with older architecture; Doylestown Township surrounding it holds later subdivisions, larger lots and more predictable floor plans.
Warrington
Warrington Township
Warrington Township is a central Bucks County market that draws buyers who want newer housing and straightforward access to the surrounding region without borough density.
Chalfont
Chalfont Borough & surrounding townships
Chalfont is a small borough with a larger mailing area, and that distinction matters. A Chalfont address can mean a borough home on a modest lot or a property in an adjoining township with a very different tax bill and school assignment.
Newtown
Newtown Borough & Newtown Township
Newtown pairs a historic borough with a surrounding township of later development, and buyers usually arrive with a strong preference for one or the other.
Perkasie
Perkasie Borough
Perkasie is an upper Bucks County borough with a distinct small-town center and a housing stock that skews older and more varied than the subdivisions further south.
Line Lexington
Hilltown Township area, at the Bucks–Montgomery line
Line Lexington is a small community sitting at the boundary between Bucks and Montgomery counties, which is exactly what its name suggests. It is not a large market in its own right, and that is the most important thing to understand about it.
New Hope
New Hope Borough & Solebury Township area
New Hope is a river-town borough with a character that does not resemble the rest of the county. Its housing includes period properties, distinctive architecture and homes that are genuinely hard to compare to anything else nearby.
Montgomery County
Montgomeryville
Montgomery Township
Montgomeryville sits in Montgomery Township at the crossing of major routes, which shapes both its convenience and its housing patterns. It is a practical market: buyers here are usually optimizing for access, schools and value per square foot rather than for scenery.
Lansdale
Lansdale Borough
Lansdale is one of the more active borough markets in this part of Montgomery County: a walkable center, a rail line, and dense, varied housing that appeals to first-time buyers and small investors alike.
Hatfield
Hatfield Borough & Hatfield Township
Hatfield exists as both a borough and a township, and the two are not interchangeable when it comes to taxes, services and housing type.
Colmar
Hatfield Township
Colmar is a community within Hatfield Township, and like several places in this part of Montgomery County, its identity comes from the postal name rather than a separate municipal government.
Towamencin
Towamencin Township
Towamencin Township is a suburban Montgomery County municipality containing several distinct residential communities, including Kulpsville.
Kulpsville
Towamencin Township
Kulpsville is a community within Towamencin Township — a familiar local name rather than a separate municipality.
Penllyn
Whitpain Township
Penllyn is a small community within Whitpain Township, and it is one of those addresses where the local name carries more recognition than listing volume.
Rydal
Abington Township
Rydal is a community within Abington Township, in the closer-in Philadelphia suburbs of eastern Montgomery County. It sits in a different part of the region than Bucks County, with older established neighborhoods and a distinct buyer profile.
Elkins Park
Cheltenham Township (with a portion in Abington Township)
Elkins Park offers city-adjacent living with older, architecturally varied homes — which means condition, systems and renovation history matter as much as square footage.
Wyncote
Cheltenham Township (with a portion in Abington Township)
Wyncote is a small, largely residential community where individual streets and architecture vary widely — so pricing and search strategy need to be street-specific.
Abington
Abington Township
Abington is a large township made of many distinct neighborhoods, so the right search — or the right list price — depends on which part of the township you are in.
Questions
About these areas
Which counties does Lacy Peacock work in?
Primarily Bucks County and Montgomery County, Pennsylvania, along with the nearby Philadelphia suburbs in the southeastern part of the state.
My town isn't listed — can you still help?
Most likely yes. The towns listed here are where I work most often, not a boundary. Reach out with your address and I will tell you honestly whether I am the right agent for that area or whether you would be better served by someone else.
Why do some of these places share a township?
Several familiar local names — Colmar, Kulpsville, Penllyn, Rydal, Line Lexington — are communities or postal names within a larger township rather than separate municipalities. Taxes, services and school assignment follow the municipality on the deed, which is worth verifying on any property.
Not sure which town fits?
That is a good conversation to have before you start touring. Tell me what matters most and I'll tell you where to look.
