Residential Investing & Landlord Advising

Most residential investors in this area are not institutions. They are people with one to five properties, a day job, and a real question about whether the next move is worth it.

I work with that reality: conservative numbers, honest assumptions and a clear view of the work involved in being a landlord.

Evaluating a purchase

We look at acquisition price against realistic rent expectations, condition and capital needs, carrying costs, vacancy assumptions and exit options. If a deal only works with optimistic inputs, it does not work.

  • Condition and deferred-maintenance review before you commit
  • Rent expectations grounded in comparable active and leased units
  • Operating cost, vacancy and reserve assumptions stated openly
  • Resale and exit considerations, not just year-one cash flow

Rent it or sell it

Homeowners who are moving often ask whether to keep the old house as a rental. That is a math question and a temperament question. We run both scenarios and talk honestly about whether you want to be a landlord at all.

Landlord decisions

Turnover preparation, pricing a unit so it leases quickly without leaving money behind, when a renovation is justified, and when it is time to sell a tired property rather than reinvest in it.

Tenant selection must follow Fair Housing law without exception. I can point you to property managers and attorneys for screening criteria and lease documents.

Real estate guidance only. I am not an attorney, accountant, appraiser, lender or financial adviser, and nothing here is legal, tax, appraisal or investment advice. For those questions I will gladly point you to licensed professionals.

Questions

Questions about residential investing & landlord advising

Do you analyze deals before I make an offer?

Yes. We review the property, the expected rent range and the cost assumptions together so the offer is based on numbers rather than enthusiasm.

Can you tell me what return I will earn?

No one honestly can. I can help you build a scenario with conservative assumptions and show where it is most sensitive, but projections are not guarantees and your accountant should review the financial picture.

Do you manage rentals?

Property management is a separate service. I can refer you to managers in the area and stay involved on the buying, selling and strategy side.
