Move-Up, Downsizing & Life Transitions
Some moves are exciting. Some are complicated, emotional, or both at once. Upsizing, downsizing, relocating for work, separating households, or settling a parent's home all involve real estate — but real estate is rarely the hardest part.
These moves need sequencing and patience more than they need marketing.
Selling and buying at the same time
The central question is order of operations: sell first and rent, buy first and carry two payments, or align settlements on the same day. Each path has a different level of risk and cost.
We map the options against your finances and tolerance for uncertainty, then build the contingencies into the contract instead of hoping the timing works out.
Downsizing
Decades in one home means decisions about furniture, belongings and memory as much as square footage. We allow time for that, and I can connect you with estate sale organizers, movers and clean-out services so you are not doing it alone.
Divorce and estate-related sales
These sales require neutrality, clear written communication with every party, and discretion. I work alongside the attorneys, executors and accountants involved, and I keep the process businesslike so it does not add friction to an already difficult season.
I do not give legal or tax advice, and I will always defer those questions to the professionals guiding you.
Relocation
Moving into the area from out of state, or leaving it? Expect an honest orientation to the towns, housing stock and trade-offs, remote-friendly touring, and coordination around employer timelines.
Real estate guidance only. I am not an attorney, accountant, appraiser, lender or financial adviser, and nothing here is legal, tax, appraisal or investment advice. For those questions I will gladly point you to licensed professionals.
Questions
Questions about move-up, downsizing & life transitions
Can I buy before selling my current home?
Sometimes, depending on your financing and equity. Bridge options, sale contingencies and rent-backs each carry different costs and risks, and a lender conversation should happen before you tour homes.
How do you handle a sale where the owners disagree?
With written communication to all parties, documented recommendations and no side conversations. Decisions that require legal direction go back to counsel.
Do you help with estate or inherited property?
Yes, working with the executor and their attorney. I can help assess condition, weigh as-is sale against preparation, and coordinate clean-out resources.
