Selling a Home
A listing is a product launch. It is priced, prepared, presented and negotiated — and the first two weeks on market carry more weight than anything that follows.
I would rather spend an extra two weeks preparing your home properly than spend two months explaining why it has not sold. That includes an honest conversation, before we do anything else, about whether now is actually the right time.
What to look at before we set a price
Before a number goes anywhere, we walk the home together with the same eye a buyer's inspector will eventually use. Small issues found now are a repair decision; the same issues found during a buyer's inspection are a negotiation you did not choose.
- Roof, gutters and visible flashing for age and obvious wear
- Foundation, basement or crawlspace for moisture, cracking or settlement
- HVAC, water heater and electrical panel age and condition
- Windows, doors and any past water intrusion or repair history
- Permits on file for additions, decks or finished basements
- Curb appeal and first-impression items a photo cannot fix
When it may not be time to sell yet
Sometimes the right advice is to wait. If comparable inventory is about to shift, if a repair needs time you do not have right before listing, if you would be selling into negative equity, or if your timeline is driven by something that could change, I will tell you that directly rather than take a listing that is not in your interest.
A pre-listing conversation exists to catch exactly this before you have committed marketing dollars and a sign in the yard.
Pricing with evidence
I build pricing from comparable sales, current competing inventory and what buyers are actually acting on right now — then I show you the reasoning rather than handing you a number.
If my recommendation is lower than you hoped, you will hear why, along with the trade-offs of listing higher.
Local market research behind the number
Pricing is only as good as the comparables behind it. We look at what has actually closed nearby, what is currently competing for the same buyer, and how quickly homes like yours are moving right now in your specific town — not a countywide average.
Preparation and presentation
Most homes need a short punch list, not a renovation. We walk the house together and decide what is worth doing based on likely return, not on what makes a listing photo prettiest.
- Repairs and cosmetic updates ranked by likely payoff
- Decluttering and staging guidance room by room
- Professional photography and floor plans
- Pre-market timing so the launch lands when buyers are looking
Marketing that reaches real buyers
Syndicated listing exposure, well-written listing copy, social and email distribution, and direct outreach to agents working with matching buyers. I will report on what is happening and what the showing feedback is telling us.
Reading showing activity
Showings and buyer feedback tell you whether the listing is priced and presented correctly before the market forces the issue. If traffic is strong but offers are not coming, or if traffic itself is light, we address it early and specifically rather than waiting it out.
Evaluating offers
Offers get evaluated on net proceeds, certainty and timing, not headline price alone. Financing type, contingencies, deposit size and the buyer's own timeline all affect how reliable an offer actually is, and I lay that comparison out clearly so you are deciding with full information.
Negotiating inspection and appraisal
After acceptance, inspection and appraisal negotiations are where deals are often saved or lost, and that is where an experienced advocate earns the fee. I help you respond to repair requests with a clear sense of what is reasonable and what protects your position.
Getting to settlement
From clear-to-close through the final walk-through and settlement table, I track the moving pieces and keep you informed, so the last stretch of the sale feels organized rather than uncertain.

Questions
Questions about selling a home
What should I fix before listing?
Only what is likely to return more than it costs or to remove a buyer objection. I give you a prioritized list after walking the home, and I am comfortable telling you to skip things.
How long will my home take to sell?
That depends on price, condition, location and current inventory. Rather than quote an average, I will show you how comparable homes in your specific market have moved recently.
What does it cost to sell?
Commission is negotiable and agreed in writing before listing. I also prepare an estimated net sheet so you can see transfer tax, payoff and closing costs before you commit.
How do you decide if now is a bad time to sell?
We look at your equity position, needed repairs, timeline flexibility and what is happening with competing inventory. If those point to waiting, I will say so — a listing that is not in your interest is not a listing I want to take.
Do I need a pre-listing inspection?
It is not required, but a pre-listing walk-through of major systems, the roof and the foundation lets you address or disclose issues on your own terms instead of discovering them during a buyer's inspection, when you have far less control over the timeline and negotiation.
