Real Estate Advising & Strategy Sessions
Plenty of good real estate decisions are made two years before anyone signs anything. A strategy session is for that stage: you have a question, you want a straight answer, and you are not ready to be sold to.
It is a working conversation, at your kitchen table or over video, and it does not obligate you to anything.
What we can work through
Bring the decision you are stuck on. Common ones:
- What your home would realistically sell for today, and why
- Whether to move this year or wait, and what would change the answer
- Which renovations are likely to return value here and which are personal preference
- Whether to rent out a property or sell it
- How a small residential portfolio might be sequenced over several years
- How to prepare a home over 6 to 18 months before listing
How it works
You share context in advance, I do the preparation, and we spend the session on your specific situation. You leave with a written summary of what we discussed and the next steps we identified.
If the conclusion is that you should do nothing for now, that is a legitimate outcome and I will tell you so.
Where advising stops
I give real estate guidance. Valuation opinions I provide are broker price opinions, not appraisals. Questions about taxes, entity structure, contracts, title or financing belong with the appropriate licensed professional, and I will make introductions when it is useful.
Real estate guidance only. I am not an attorney, accountant, appraiser, lender or financial adviser, and nothing here is legal, tax, appraisal or investment advice. For those questions I will gladly point you to licensed professionals.
Questions
Questions about real estate advising & strategy sessions
Do I have to list with you afterward?
No. Many sessions are held a year or more before any transaction, and some conclude that no move is warranted. There is no obligation attached.
Is a strategy session the same as an appraisal?
No. An appraisal is prepared by a licensed appraiser. What I provide is a market-based opinion of value with the comparable sales and reasoning shown.
Which renovations pay off before selling?
It depends on the home, the price band and what competing listings offer. Cosmetic refreshes and functional repairs usually outperform large discretionary projects, and we would evaluate your specific home rather than apply a national average.
